Phase One Acquisitions buys property directly across Massachusetts, southern New Hampshire, and Rhode Island. Founded in October 2023.
We are not a brokerage and we don’t take listings. We buy, we develop, and when a property is better served another way, we say so and point the owner in the right direction.
The properties have almost nothing in common with each other. What’s consistent is the owner’s situation. Inherited houses nobody knows what to do with. Landlords who are finished. Estates with three siblings who don’t agree. People who’ve been handed a problem and don’t know who to call about it.
Most of this business is conversations that don’t turn into anything. That’s fine. The ones that do usually started months earlier, with someone who remembered how the first call went.
WHO YOU’LL BE TALKING TO
Founder
Before starting Phase One Acquisitions, I spent six years running and leasing buildings for one of the largest privately owned property management companies in Massachusetts, including new construction through lease-up. That’s where I learned what a building actually costs to operate rather than what a pro forma claims it costs.
What I do now is structure deals. Cash purchase, seller carry, staged payouts, joint ventures where the owner keeps equity in the project instead of selling outright. Most people calling homeowners have one product and one pitch. I’d rather build the deal around what the owner actually needs, because that’s usually where the money is for both sides.
