Direct Purchase
We buy it ourselves, on your date, in whatever condition it’s in.
Location Isn’t A Filter
We work the whole footprint, from Dorchester to Worcester, the North and South Shore, southern New Hampshire, and Rhode Island. Same call either way.
Structured Deal
Seller carry, a staged payout, or you keep an interest in the project instead of selling outright.
HOW WE WORK
Sometimes a direct sale isn't the answer. Sometimes the open market is, and we'll tell you that and what to look for in an agent, even when it means we're not the ones buying. And sometimes the right answer is neither. We've restructured deals so an owner stayed in as a partner and made more than the cash offer was ever going to pay them. What the property is worth to you depends on how the deal is built, and most people calling you only know how to build one kind.
Most people in this business decide what they're selling before they ever call you. We'd rather understand the property and what you're trying to accomplish, then tell you which route actually fits.
FOUR STEPS
THE CALL
Ten minutes on the phone. What you want for it, what condition it's really in, and what your timeline looks like. If it sounds like a fit, we'll come see it in person.
THE READ
After we walk it, we tell you what we think you've got. Condition, what it would take, and which way we'd go if it were ours. If a direct sale is the right move, we say so.
THE NUMBER
If it's a direct sale, you get a real offer and the math behind it. Not a range, not a number we walk back later, not a "we'll get back to you."
THE CLOSE
Your date, not ours. Two weeks if you need it, five months if that's what works. A Massachusetts attorney handles the closing.
HOW THIS USUALLY GOES
A woman out of state called about a lot she’d inherited from her parents. She’d owned it almost twenty years and had never seen it. She was already under contract with another wholesaler who’d gone quiet on her after she signed, and she had no idea what she’d agreed to.
An hour on the phone reading her contract and explaining what the guy was actually doing. There was nothing in it for us.
That’s most of this job. A lot of the calls won’t turn into anything, and the ones that do usually turn into something months later, from someone who remembered how the first conversation went.
